Real estate chatbots: what to check before you buy one

A real estate chatbot is software that answers property enquiries for you. The useful ones work on WhatsApp and portals as well as your website. They use your own inventory and prices, ask about budget, area and timeline, book site visits into your calendar, and pass the buyer to a person when needed. Test any tool on your own real leads before you sign.

Chatbot, AI receptionist or AI agent?

Vendors use these names loosely, so judge a tool by what it does:

  • A scripted chatbot follows buttons and fixed flows. It is predictable, and it gets stuck when a buyer asks something the script did not expect.
  • An AI receptionist answers calls and messages, takes details and books a callback. Useful for cover, but it often stops there.
  • An AI agent holds a normal conversation and does the work: it qualifies the buyer, shares matching units, books the visit and follows up.

A ten-point checklist

  1. It works where your leads are. WhatsApp, property portals, Instagram, phone calls and your website. Many tools only live in a website widget, and most property leads never touch it.
  2. It uses only your inventory and approved prices. If it can guess a price, sooner or later it will guess wrong.
  3. It asks your qualifying questions. Budget, location, timeline, and whether they are buying to live in or to invest.
  4. It books site visits into your team's calendar, confirms them in writing and sends a reminder.
  5. It hands over to a person in one step, with the full chat history, so the buyer never repeats themselves.
  6. It follows up within the platform's rules, such as WhatsApp's 24-hour window and templates.
  7. It speaks your buyers' languages, including mixed ones like Hinglish.
  8. It shows you everything it said. You should be able to read every conversation.
  9. It sends leads to your CRM or sheet with budget, area and stage filled in.
  10. Its price is predictable. Ask what it costs per month at your real lead volume.

Questions to ask in the demo

  • “Show me a portal lead arriving at 11 pm. What happens in the first five minutes?”
  • “What does it say when it does not know the answer?”
  • “Can it ever quote a price we have not approved?”
  • “How do I take over a conversation?”
  • “What does it cost at 500 leads a month?”

Red flags

  • It makes up prices, availability or possession dates.
  • It only works on your website.
  • There is no easy way for a person to step in.
  • You cannot read the transcripts.
  • You are asked to sign a long contract before seeing it work on your own leads.

How to test one on your own leads

Pick 20 real enquiries from the last month, including a few awkward ones. Run them through the tool, or ask the vendor to. Then check five things: how fast it replied, whether the units and prices were right, which questions it asked, how many visits it booked, and how cleanly it handed over. That hour tells you more than any feature list.

Speed is the first thing to check. Our guide to speed to lead explains why, and our portal lead guide shows what a good conversation looks like.

How Socavi fits

Socavi is a set of AI agents rather than a single chatbot. For real estate, the Enquiry Agent answers every portal, WhatsApp and phone lead in seconds. The Qualification Agent asks about budget, location and timeline. The Property Match Agent shares approved units from your inventory. The Site-Visit Agent books and reminds, and the Follow-up Agent keeps in touch. Prices come only from your inventory, and your team approves what is shared. We run the demo on your own enquiries. Questions

What is a real estate chatbot?
Software that answers property enquiries automatically, usually on a website, WhatsApp or a portal. Better ones also ask qualifying questions, share matching units and book site visits.
What is the difference between a chatbot and an AI agent?
A chatbot usually follows fixed scripts and buttons. An AI agent holds a normal conversation and does tasks, such as qualifying a buyer, sharing approved units and booking a visit, and passes the buyer to a person when it should.
Can an AI chatbot give buyers the wrong price?
It can if it is allowed to guess. Choose one that only uses your own inventory and approved prices, and that sends anything else to your team.
What is an AI receptionist for real estate?
An assistant that answers calls and messages when your team cannot, takes the buyer's details and books a callback or a visit. Some also qualify the lead and follow up.
