How serviced apartments, villas and homestays get more direct bookings
To get more direct bookings, make it easy for guests to find you, ask you and pay you. Keep your Google profile up to date, put a WhatsApp button on every page, reply within minutes, give past guests a reason to book direct next time, and take deposits by link. OTAs will still bring you new guests. Every direct booking saves you their commission.
Why direct bookings matter
An OTA booking costs you a commission and puts the platform between you and the guest. A direct booking costs you nothing extra, and the guest is yours to look after and welcome back. You do not need to leave the OTAs. Most stays use them to find new guests, then win those guests back directly.
1. Be easy to find on Google
Some guests look you up on Google after seeing you on an OTA. Make sure they find you: a complete Google Business Profile, real photos, the right address and a phone or WhatsApp number. Reviews matter a lot here, so ask every guest for one. Asking only the happy ones breaks Google's rules, as our guide to review gating explains.
2. Answer enquiries within minutes
A guest who messages you directly is often also looking at two or three other places. The first clear answer, with the price for their dates, usually wins. The same is true for travel agencies, as we show in why the first clear reply wins the booking.
3. Make your website do one job
Your website only needs to help someone book. Show each room or unit with real photos, what is included, a “from” price, and a WhatsApp button on every page. If you have a booking engine, link to it clearly. If you do not, the WhatsApp button and fast replies can do the job.
4. Turn OTA guests into direct guests next time
Give a great stay first. Then, at checkout, invite the guest to save your number for next time and tell them about your direct-booking perk. Read your OTA contract before you do this. Many limit how you use guest details from their bookings, and some limit how you price direct.
5. Offer perks, not only lower prices
A small perk often works as well as a discount, and it avoids trouble with rate rules in OTA contracts. Ideas: late checkout, breakfast, an airport pickup, a free night on longer stays, or flexible cancellation.
6. Make paying easy
Send a deposit link as soon as the guest says yes, and a receipt when they pay. State your cancellation policy in plain words. Guests who are unsure how to pay often go back to the OTA, where paying is easy.
7. Stay in touch with past guests
With the guest's permission, send a short message before the seasons they are likely to travel in, such as long weekends, school holidays or festivals. One message a season is plenty.
Where an AI agent helps
Socavi answers booking enquiries on WhatsApp, Instagram, calls and web chat in seconds, day and night, using your own rates. It follows up guests who went quiet, and the Guest Agent sends check-in details and handles requests during the stay. Deposit and balance links, matched to each payment, are coming next with the Payments Agent. Read our guest messaging guide, or see the agents.
